02 / Define the painting brief
Choose a view that shows the building clearly. Mark trees, vehicles, signs, seasonal decorations, and neighboring structures that should stay or be omitted. A straight-on photograph and an additional detail photo help resolve architectural features.
Select a size the recipient can display and confirm whether the gift should arrive rolled, stretched, or framed. Include the delivery address and any presentation request in the quote, especially when a brokerage is ordering for several recipients.
Painting, your approval, packing, and transit each take time. Share the actual in-hands date before ordering. For a recurring program, use a recipient list with one source image and one approval record per property.
03 / Prepare the order
Property photo, approved crop, details to keep or omit, dimensions, quantity, presentation, delivery address, and gift date.
Attach the chosen reference to each design and keep alternatives separate. We review the brief with you before production is confirmed.
04 / Confirm price and delivery

05 / Resolve the details
Mark the objects you want omitted and provide an unobstructed reference where possible. We agree the revised composition before painting. If a hidden part of the building is important, a second photograph is more useful than asking the painter to guess.
Choose for the recipient’s likely wall rather than the size of the house. A 60 × 50 cm canvas can be a starting point for a modest wall, while a wider property may suit a horizontal format. State width and height and include framing in the final dimensions.
Use a photograph you own or have permission to reproduce. Access to the listing file does not necessarily include reproduction permission. Your own clear property photograph can also be used.
Send the date before ordering so we can assess the painting and delivery options. If the schedule cannot accommodate both, arrange the painting as a later housewarming gift. Do not treat a courier transit estimate as the full order lead time.
